I’m Gigi Bonquin, a Philippine real estate broker, appraiser, and consultant with more than 40 years of experience in the real estate industry. I began my career in real estate sales and marketing in 1984 and became a licensed real estate broker in 1988.
Through GreenHuts Realty Services, I assist buyers, sellers, and property owners with their real estate needs. My general brokerage practice covers residential properties, condominiums, commercial properties, and land, particularly in southern Metro Manila, Cavite, Tagaytay, Laguna, Batangas, and other selected locations.

Building trust through PRED
I am the Founder and Creator of PRED – Real Estate Philippines, a real estate technology platform available through PRED.ph and its mobile app.
PRED grew from my advocacy to help the public find legitimate real estate professionals and encourage ethical practice under Republic Act No. 9646, or the Real Estate Service Act. My message is simple: Verify Before You Trust.
For real estate professionals, PRED combines visibility with practical tools: professional profiles and broker websites, property listings, analytics, and lead management. Its continuing development includes a forthcoming CRM to help brokers organize client relationships and follow-up activities.
Sharing experience and strengthening professional practice
I created the PRED Real Estate Playbook to help Filipino brokers treat their practice as a business, develop sound working habits, and navigate the real estate transaction journey more systematically.
Through the Playbook and PRED’s mentoring and coaching programme, I help new brokers and experienced practitioners connect learning with daily action—improving how they organize listings, communicate with clients, market properties, and build a productive professional practice.
My work brings together three commitments: serving clients responsibly, helping protect the public, and supporting the growth of fellow real estate professionals.
